A timeline of major features and improvements to Deedty AI property management.
Deedty AI Agent — expanded panel and clearer plans (rolling out)
- The agent will open in a larger panel: about half your screen on desktop and full screen on phone, so longer answers and follow-up questions are easier to read.
- One-tap skills are on the way — for example a portfolio attention timeline (certificates and renewals), organisation and property finance summaries, and filling the deal calculator from a listing link or pasted advert.
- When the agent needs to know which property or organisation you mean, it will offer quick multiple-choice options (plus “Other”) instead of guessing.
- Every plan will include Deedty AI Agent access. Free includes 10 agent prompts per month and one document classify per month to try receipt capture; paid plans include more prompts and tools, shown clearly on the pricing page.
- If you reach a plan limit, you will see a simple upgrade path to the right tier or an optional intelligence boost — no dead ends.
Deedty AI Agent naming and smoother sidebar chat
- The assistant is now named Deedty AI Agent across the app, pricing, and usage views.
- Sidebar chat is cleaner: starter prompts hide once a conversation begins, and chat controls are easier to use.
- On smaller screens, the sidebar overlay now consistently sits above page content for clearer navigation.
Profile shortcut and clearer checkout
- Profile sits beside your avatar in the header — one tap to My Profile instead of opening the account menu.
- Pricing checkout shows a short confirmation screen for your plan or add-on before you pay.
WhatsApp assistant (opt-in)
- Link your mobile number under Settings → WhatsApp; nothing is sent until you connect and confirm.
- From chat: receipt photos toward expenses, a quick “what needs attention” digest, tenant message links, and optional template reminders for certificates and mortgage renewals.
Data hub: CSV ingest for portfolio and ledgers
- Data → Import ingests organisations, properties, organisation transactions, and property expenses from one CSV — download a template with example rows.
- Imports are previewed before save so you can fix row errors first, then apply with confidence.
- Map columns yourself or use AI-assisted suggestions, and reuse IDs to keep repeat imports tidy instead of creating duplicates.
- On Expenses, when you are viewing all organisations the property picker groups properties under each organisation and selects the right organisation when you pick a property.
- If you have no organisations yet, Accounting suggests bulk CSV import as well as creating entities from your profile.
Paid research packs and deeper deal research
- Buy a property research pack in-app, pay securely at checkout, and track the order from your dashboard.
- Pull calculator numbers into an opportunity, clear a short qualifier, and preview EPC context before a full run.
- Deep research adds map context, clearer on-page findings, and a PDF when the run finishes.
Easier discovery and clearer notification choices
- More public guides and FAQs, with cleaner indexing so search (and common AI assistants) can surface accurate answers.
- Notification settings now include how release notes appear alongside your other alerts.
- We are now Deedty — same product, updated name and domain alignment.
Accounting shortcuts, MTD exports, and a profile you can rearrange
- From Organisations, jump straight into any entity’s Accounting—profit & loss, cash flow, and transactions—with a tab per organisation when you run more than one.
- Making Tax Digital (Income Tax): see when you’re in scope, get quarterly reminders once HMRC is connected, and download MTD-ready export packs by organisation and tax year.
- Settings brings notification choices (compliance alerts, What’s new, property activity), your account, and Feedback together in one place.
- On My Profile, expand, collapse, or drag sections so organisations, opportunities, and portfolio stay in the order you prefer.
Building use and clearer fire-safety expectations
- Each property can record building use: residential, HMO, commercial, or mixed — so compliance checks match how the building is operated.
- Fire safety certificate expectations follow building use (for example, required for commercial and mixed-use; optional for typical residential when other certificates are in order).
- Where automatic EPC lookup from postcode is not available yet, the control is clearly labelled as coming soon.
HMRC-ready tax packs and privacy wording
- From an organisation's profit & loss you can open an HMRC-ready tax filing pack for a UK tax year: SA105 property figures, CT600-oriented corporation tax lines, and Making Tax Digital audit detail (Premium).
- Anything that needs a revenue vs capital decision is listed for review first; filing-pack export stays blocked until those items are resolved.
- Privacy policy updated to describe how former tenant phone numbers, email addresses, and notes are retained, hidden by default, and removed after the retention period.
Organisation balance sheet and clearer tenant privacy controls
- Organisation profit & loss now includes a balance sheet-style view: properties at cost, portfolio value, mortgage debt, and equity (capital introduced, retained earnings, and revaluation where it applies).
- Tenant Reveal controls sit more clearly on the property card when contacts are masked.
Faster organisation P&L, steadier calculator, profile polish
- Organisation profit & loss opens faster, with numbers and forms that stay in sync as you work.
- The calculator drops stale results when you change inputs quickly, so you are less likely to see a flash of numbers from an old scenario.
- Profile and header layout tweaks: larger tap targets and the top bar lines up cleanly with the screen edge.
In-app notifications and release log reminders
- Notification bell in the header pulls together compliance warnings (red and amber), properties with recent activity, and release notes you have not marked as read yet.
- Use Mark read under each section (or Mark all read) to clear the badge; visiting the release log still marks What's new as read.
Tenant privacy and clearer void periods
- On the property page, tenant names, contact details, and notes can stay hidden until you choose to show them — handy for screen sharing or working in shared spaces.
- You can store an email address on each tenancy record alongside name and phone.
- For ended tenancies, contact details stay fully visible for six months after the tenancy ends, then stay hidden until you choose Reveal, and are removed automatically six years after the tenancy end date.
- Void periods are checked more clearly against tenancy dates, with feedback when something doesn’t line up.
Dark mode across the app
- Dark theme for the calculator, dashboard, portfolio, property detail, and profile — easier on the eyes in the evening or in dim light.
- Loading and error pages updated so they match the rest of the experience.
CSV exports, richer certificates, and expense capture
- Download your numbers as CSV from the calculator, portfolio overview, and organisation profit & loss views.
- Property floor area (m²) and price per m² shown alongside certificate and compliance information.
- Upload multiple receipts at once and a smoother flow when adding expenses.
- AI-assisted receipt capture to help you categorise and enter expenses faster.
Organisation transactions and tenancy management
- Added organisation-level transaction tracking so you can record income and costs against a legal organisation.
- Tenancy records can now be created and edited directly from the property detail page.
- Clearer feedback when a void period does not line up with tenancy dates.
- More expense categories for mortgage interest and agency fee adjustments when they apply to your records.
Portfolio UI polish
- Refreshed portfolio card layouts with clearer compliance status badges.
- Various usability improvements across the portfolio dashboard.
Portfolio hub, property detail, and compare opportunities
- Launched the portfolio dashboard — view all owned properties in one place with compliance status tracking (EPC, gas safety, EICR, and more).
- Property detail page now shows mortgage, expense, tenant, and void period history.
- Added a compare opportunities view so you can evaluate saved deals side by side.
- Redesigned portfolio cards with expense tracker and mortgage renewal info.
- EPC ratings can be looked up automatically using the government's Open Data Communities register.
Portfolio navigation and compliance labels
- Added Portfolio and My Profile shortcuts to the site header for quicker navigation.
- Compliance badge labels updated: COMPLIANT, APPROACHING, and NEEDS ATTENTION for clearer at-a-glance status.
Break-even chart and growth projection
- Introduced a break-even chart showing exactly when a deal becomes profitable over time.
- Growth projection section now uses Land Registry price indices for historical context.
- Easier mortgage LTV and product fee inputs in the calculator.
Calculator stays usable during outages
- If a supporting service is briefly unavailable, the calculator falls back so you can keep estimating deals instead of hitting a hard error.
Authentication and saved opportunities
- Secure sign-in via Clerk; your account details stay in sync when you use the app.
- Save calculator scenarios as opportunities and revisit them from your profile.
- Add properties to your portfolio from the dashboard.
Initial launch
- UK rental property investment calculator with gross yield, net yield, cash-on-cash return, and five-year ROI.
